Looking for someone to take over my tenancy in a top-floor 2-bed flat from 15 July onwards. The move-in date is flexible both ways. The flat is rented through a letting agency, so standard referencing and checks will apply.

The room is the largest bedroom in the flat and is ideal for working from home. It comes fully furnished with a double bed, desk, large wardrobe, and plenty of storage space for clothes, suitcases, and other belongings. The room is south-facing, so it gets lots of natural light.

The flat has an open-plan kitchen and living room with north-facing windows, which still let in plenty of light. The kitchen has lots of storage space, an electric hob, and everything you need for day-to-day cooking. The living area is also furnished. There are double-glazed windows throughout, which is great for insulation. The bathroom has both shower and bath, great for relaxing after a long day.

The location is very convenient, with excellent transport links. Shepherd’s Bush Market station is less than a 5-minute walk away, with access to the Circle and Hammersmith & City lines. Shepherd’s Bush station is around an 8-minute walk away, with the Central line and Overground/Mildmay line. There are also plenty of nearby bus stops with regular services. You can get into central London in around 30 minutes.

Shepherd’s Bush Market is just around the corner, so it is great for fresh and affordable ingredients. W12 shopping centre is about a 10-minute walk away and has Lidl, Sainsbury’s, restaurants, a Vue cinema, and a gym. Westfield is also nearby, with lots of shops, restaurants, gyms, climbing, and entertainment options. There are plenty of good coffee shops, pubs, and restaurants within a few minutes’ walk. The area is also great for running, with easy routes towards Ravenscourt Park and Holland Park.

You’ll be sharing with one woman, 26, who works full-time in marketing. She is active and often out and about, but also enjoys relaxing together at home, going to the pub, watching a film, or cooking.

Rent is £975 pcm, with no rent increase for the next year. Bills are around £125 per month. A 1 month deposit is required.

The current flatmate would ideally prefer another woman of a similar age, someone friendly and sociable who is happy to chat and spend time together, but who also enjoys their own space.

As the tenancy is through a letting agency, applicants will need to pass referencing. You will need to be in full-time employment, not on probation, earning at least £30,000 per year, and have right to rent in the UK. The agency also requires applicants to have lived in the UK for more than 6 months, and if you are on a visa, you’ll need more than 6 months remaining. Unfortunately, students are not accepted by the agency.
