Important: this is a tenancy assignment, not an informal room let. You'd take over the existing tenancy contract directly (the current tenant is moving to Sri Lanka). Our landlady is lovely and on board — but you'll need to pass standard referencing (income ~30× monthly rent, employment references, ideally a UK guarantor). Deposit £1,250 transferred direct. If you're not in a position to pass referencing or commit to the contract, please save us both time.
