The Legal / Referencing Stuff:
This is a formal tenancy takeover (Change of Sharer).
To be accepted by the agency, you must:
1. Pass standard professional credit checks and reference checks.
2. Have a gross annual income of roughly £25,000+ (or have a solid UK guarantor).
3. Hold a legal Right to Rent in the UK.
4. Pay a £50 + VAT change of occupancy fee to the agent to draft the new contract.
Deposit Note: As this is a contract name swap, you will transfer the £951.50 deposit directly to the current tenant to buy out their share. The estate agent will handle the legal bits with transferring the deposit share to you.
