Female Student Room at iQ Paris Gardens

Urgent official tenancy takeover at iQ Paris Gardens because I am suspending my studies and returning home for health reasons. This is a private student transfer, not an agency listing, and the replacement will be completed through iQ Student Accommodation.

The room is in a Silver 2 Bed Apartment Plus (2 bedrooms, 1 shared bathroom), flat PG36A on the fifth floor. It faces east/north-east and receives very good natural light, especially in the morning. The furnished double bedroom has excellent built-in storage, a large study desk, opening window and good sound insulation. The shared kitchen has an oven, hob, extractor fan, fridge and breakfast bar. Residents also have access to the building's roof terrace and other communal facilities.

The original contract price is £435 per week. The takeover price is reduced to £400 per week, and reasonable offers will be considered. All bills, including water, electricity and WiFi, are included. There is no agency fee. No deposit is payable to me; any deposit or payment required by iQ will be handled directly through the official tenancy takeover process. The remaining official contract runs until 4 September 2027 and the room is available immediately. Council tax is not applicable for an eligible full-time student.

The replacement tenant must be a female student. Southwark station is about a 3-minute walk and Waterloo East around 6 minutes. KCL Waterloo is approximately 10 minutes on foot and KCL Strand around 20 minutes. UCL and UAL are also easily accessible by public transport. Tesco, Sainsbury's, M&S and several Asian supermarkets are nearby, and the Thames is close by.

The room will be cleaned before handover. I can also leave a selection of new, unopened household items free of charge, including toiletries, face towels, masks, laundry bags, a UK hairdryer, plug adapters, extension leads and toilet paper.
