The available bedroom

I’m seeking a new flatmate for the flat I rent in Stoke Newington. The room is available from 9 September.

The bedroom is genuinely large (the bigger of the two bedrooms by far) and has heaps of space. It is big enough for a king size bed, home office, storage and a small music studio. One can comfortably work in the room if you need to work from home.
The room is unfurnished (though my flatmate is open to leaving some items of furniture). Rent is £1250 (excluding bills).

About me: My name is Sam - I’m 39, from Hertfordshire, and I work in publishing. I usually work from home four days a week, using a desk in the living room, so it's worth knowing that going in. However, I frequently stay with family for a few days each month, so you would have times when you have the flat to yourself.

I enjoy watching films/cinema, gaming, music, going to gigs, having drinks/food with friends and cooking. I’m clean, tidy and respect the need for privacy in shared accommodation.


I've lived here for a year and have been really happy, so want to stay! My flatmate is only leaving due to the fact he's relocating abroad. It's a flat full of lots of character and really well-located.
The flat is in a small private block and split over two floors, with a big living room and kitchen downstairs, while the the bedrooms, bathroom and shower room upstairs. The living room is a great place to hang out and has lots of natural light. The flat is set away from the road so it's peaceful at night. The split-level nature of the flat is really nice and allows for privacy when needed.
It is under 5 minutes’ walk from Stoke Newington Overground, so it’s well connected to central London and the surrounding areas, plus there are many bus routes nearby. Abney Park, Church Street and Clissold Park are all nearby.

There is secure bike storage outside the building, which is handy if you cycle.

The landlords manage the entire block and have been super responsive to help with anything when needed.
