Double Room in Lovely Church Street Flat

Hi everyone! We have a bright, furnished double room available in our lovely Stoke Newington flat, right on Church Street! Looking for another gal to keep the current balance.

Rent is £800 per month, with bills included (excluding the cleaner). Our cleaner comes once a week and does a brilliant job, cost is £8 per person per week (£40 total).

Available from the 4th/5th September.

The Room 🛌
• Furnished with a double bed, wardrobe, chest of drawers and mirror, as well as a small desk and chair.

The Flat 🏠
This is a warm and relaxed home shared with four wonderful housemates. A mix of WFH and in-office so the flat is rarely busy at the same time.

Current flatmates:
Margherita, 28 (She/Her) - from Italy and currently works as a photographer and lecturer. Mags enjoys trips to the art galleries, dancing, cooking and photography.

Lucy, 24 (She/Her) - Professional and student from Hungary. Enjoys fashion design, sewing, crocheting, music and reading.

Francesco, 28 (He/They) - Engineer, enjoys heading out to local music gigs, running, cooking, reading and heading out to the pub.

Jaedon, 23, (He/Him) - has moved over from Australia and currently works fulltime as a bartender (discounted drinks!). Jaedon loves meeting new people, going to the pub and music gigs.

5 bedrooms across two floors, seperate toilet and shower rooms and a large kitchen with a dishwasher and comfy couch.

The Area 🦚
• Excellent location with a bus stop just outside (including night buses).
• Church Street is super safe and full of cafes, pubs and shops. We're above a convenience store open until 11pm, great for late night food runs!
• Clissold Park is practically our back garden.

Tenancy Details
• Deposit is £620, paid directly to me, the deposit I paid at the start of contract will then be resecured by the agency in the tenancy deposit scheme as part of the change of tenant.
• Please note: the flat is not wheelchair accessible (second floor with two staircases, plus steps at the entrance and bathroom corridor).

Agency Requirements
• Previous landlord reference.
• Minimum annual income: £20,900.
• No CCJs.
• Full-time, permanent employment.
