The area:
Steps from the high street with Dalston Junction a 10-minute walk south. Church Street, Abney Park, Clissold Park a 10-minute walk to the north, and Hackney Downs neighbouring the flat to the east. Over the road is a local farmer's market on Saturdays, several nearby grocery stores, yoga studios, gyms, bars, restaurants, and parks to enjoy.

The house:
Basement and first floor of a large Victorian terrace with garden. Shared entrance with kind upstairs neighbours. It boasts a generous open plan living room and kitchen, bathroom with tub and shower on the first floor with lots of daylight. The bedrooms are located basement level and share a hallway with storage. A highlight of the flat is the garden, accessible only via our flat with a large patio for entertaining.

Us:
Tom (37) & Claudia (28) - a couple and your new housemates. Both work in the film industry. We spend a lot of time in the garden during the warmer months and pubs during the cold. Often found plodding around east London or at home enjoying the space.

We are looking for someone (*30 yrs+) to call the house a home and not just a room for rent. We hope you are interested in sharing the occasional meal, having a pint, and chatting general nonsense about our daily lives.

On cleanliness:
The house is tidy and we keep it quite clean by constantly cleaning up after ourselves as to avoid a boring cleaning rota. We’d expect you to contribute proactively in keeping the same manner. As the garden is quite large it’s also necessary to keep this area neat, so if you fancy yourself a bit of a green-thumb even better!

The Room: £900 pcm.
Sunny double furnished with bed and mattress, desk and lots of natural light. Has a little inbuilt cupboard and free standing closet.

Available Sept 1st with a deposit of £735 upon passing reference checks. There's also a one-time £50 tenant-swap fee to the estate agent.
