We have a small room going in our flat for £562 per month. That includes council tax, water, wifi and, most importantly: toilet roll. There is an additional electricity-gas bill which ranges from £25 in the summer to £70 in the coldest months. The deposit will be £500. The room is available on or before 1st November (We can negotiate an earlier move.)
This room is extremely well connected: you can roll out of bed onto the Weaver line, heading down to Liverpool St. or up to Seven Sisters on the Victoria Line. There are also a couple of bus stops right outside for routes 76, 106, 149 & 243. The Abney Park Cemetery is 100m away, Church Street 200m and there is a big Morrisons supermarket 200m the other way.
Facilities
If you are looking for somewhere that is economic, this may be a good spot for you. The room is small, or should I say cosy, at around 2m x 3m. There is a double bed, open wardrobe and small desk with chair. Yoga would be difficult, but not impossible. The window looks out to our private alleyway leading onto the garden. The heating works very well and being in the basement the room has been very cool in our numerous heatwaves. A dehumidifier is recommended to keep things crisp. (The outgoing tenant may be open to an offer on his.) Despite being on the high street, the room is very quiet at night.
There is a garden just for the flat you can access with a gate code. We have a pond, outdoor seating and barbeque area. If you’re keen on growing things, we have ample room in our beds. There is a protected space for storing bikes in the alleyway.
The kitchen is pretty up to date with the fridge and oven in good working order. There is a sushi bar with a couple of chairs. You’ll have a shelf in the fridge and half a cupboard for storage. Bear in mind that there is no dining table or living room, so it is more on the functional side.
There is one bathroom/ toilet in the flat. There is no window, however we had a new extractor put in recently and everything is working as it should. The washing machine doesn’t have a dry function, so we use the garden in the summer and there is a very convenient launderette directly over the road too.
Flatmates
You will be sharing with 4 others in the flat (2 individuals, 1 couple). We are all on the creative side working in the arts, music, photography and museums with ages ranging from 25 to 36. As such our working hours can be quite late after working events. We don’t have morning bathroom queues, but we are often using the facilities in the evenings.
Please let us know a little about yourself in your message and do consider if the trade off in size v low rent is good value for you. Considering that there’s a few of us sharing the facilities, it’s important to us that the new tenant is proactive in cleaning and is prepared to keep things spruce, chipping in with the gardening etc.
Important: Please note that to join the contract you will have to provide the last two months payslips and bank statements + a right to rent in the UK if applicable. You may have to arrange a UK based homeowner to act as guarantor.
