Lovely room in nice Stoke Newington house.

Our friend Katie is moving out into her own place so we're looking for a new housemate in Stoke Newington. This room will be available from October 1st, so we’ll need to arrange viewings in the next couple of weeks.
The room is on the ground floor, has a double bed, small bedside drawers, a wardrobe, solid wood floor, fireplace, plenty of room for a desk and a big window overlooking the back garden, so is nice and bright. The windows have been replaced with double glazing, so it’s quiet too. There's a separate living room and kitchen (both an ok size), a downstairs loo, basement, and a small bathroom with bath & shower upstairs. We also have a Persian cat, Frankenstein, so liking cats is a must.
There are three of us living here and we’re all friends, we work in the creative industries and fit most of the cliches on Spareroom - "respectful, clean, pretty chilled through the week etc etc." We (sadly) don’t have house parties any more, and the house is definitely not modern… hence the rent, but two of us have lived here for 7+ years and the area is great. There’s a small garden too, and next door neighbours are lovely. We're looking for someone who fits the above, is respectful of others, clean in communal spaces, & can pay rent and deposit from October 1st.
Bills are roughly £135 each month, including internet, tv license, virgin tv, council tax, water, gas & electric.

Great location just off Church Street. Lots of options for food, a few pubs less than 5 mins walk away, Sainsbury's, Iceland, Whole Foods, lots of buses and Stoke Newington Overground is just up the street. Clissold Park is also just a few minutes walk away.
