We are looking for a clean, tidy and respectful person who is easy going and sociable to move into our small double room to replace our current flatmate on the tenancy. The rent for the room is £850 and bills (i. e. council tax, electricity, water and wi-fi) are currently £150.

The small double room will be unfurnished.
ABOUT THE FLAT: 🏠
The flat has three-bedrooms, one shared bathroom (I have an en-suite so you’d only be sharing with one person), an open plan kitchen dining space and living room with a lovely balcony. The kitchen comes with a built-in microwave, washing machine, oven and dishwasher. It comes equipped with cooking utensils, cutlery, glassware, kettle, toaster. The flat is also part of New Garden Quarter so you also get access to a concierge, gym and gorgeous green courtyard area.

We’re both gay guys who have lived here for 2+ years and want to keep the flat both LGBTQ+ friendly and a good vibe. We’re clean, kind, and respectful flatmates. We like hanging out, going for drinks, watching TV in the living room (we love the Traitors!) but we also have our own lives and respect each other’s space.
THE AREA: 🗺️
The flat is located very close to Westfield Stratford on the edge of East Village.
The tube station is a five minute walk and we have great transport links (Elizabeth Line, Central Line, Jubilee Line, Overground and National Rail Services) as well as a five minute walk from Stratford International where you can get to Kings Cross is under eight minutes.
We are a short ten minute walk from Queen Elizabeth Park and Hackney Wick that has a beautiful canal, lots of pubs, restaurants and nightlife.

The rent for the room is £850 and bills (i. e. council tax, electricity, water and wi-fi) are currently £150. Council Tax Band D.
TENANCY AND LANDLORD: 📝
You will be replacing our flatmate on the tenancy agreement. We have a private landlord. He’s very responsive but is equally great at leaving us to it.
Please be prepared to provide proof of ID, proof of income or other means of meeting the rent as well as a reference.
ACCESSIBILITY:
The property is located on the 4th floor. The building has both lift and stair access (four flights) and the flat itself is all on one level including the bathroom with no internal stairs or existing adaptions. There is an intercom entry system, and the layout is generally spacious and easy to navigate.
