I’m letting a bright, spacious and fully furnished double bedroom in my two-bedroom flat in Streatham. Rent is £950 per month including all bills, WiFi and a weekly cleaner, with an £800 deposit.

I’m looking for someone who wants a peaceful, comfortable shared home rather than simply somewhere to sleep.

The room is fully furnished with a comfortable double bed, chest of drawers, triple wardrobe, large desk and office chair. It gets lots of natural light and is a really pleasant room to spend time in.

My current lodger has been here for a year and is only leaving because she is moving abroad. My previous lodger stayed for three years and only left because she moved back to Canada, so I’m lucky to have had some very long and happy lodger arrangements!

The flat

The flat is a recently refurbished ground-floor property in a lovely 1930s block. It’s set back from the main road, so it’s surprisingly quiet for the area, while still being incredibly convenient.

There’s lots of space and some lovely original features, including:

* Spacious sitting room with comfortable sofas and dining table
* Well-equipped separate kitchen with dishwasher, washer-dryer and fridge-freezer
* All cooking equipment, crockery etc. provided
* Bathroom with excellent shower pressure (important!)
* Fast WiFi with extenders for good coverage throughout the flat
* TV with Sky, Netflix, Disney+ etc.
* Weekly cleaner included

There’s no garden, but both Tooting Bec Common and Streatham Common are within easy walking/running distance, and Parkrun takes place on Tooting Bec Common.

Unfortunately there’s no bike storage. On-street parking is available but requires a Lambeth permit.

Transport & location

The flat is very well connected.

Streatham station is very close, with Thameslink and Southern services towards the City and Croydon. Streatham Hill and Streatham Common stations are also within walking/bus distance.

There are buses practically outside the flat, including the 333, 57 and 201, with easy connections to Tooting, Balham, Brixton and the Northern and Victoria lines.

For travel, Streatham station is Zone 3, while Brixton is Zone 2.

You’re also about five minutes’ walk from a huge Tesco, Aldi and Sainsbury’s Local, as well as gyms, restaurants, pubs and lots of cafés. There’s now a Gail’s bakery and a Waterstones nearby too.

A bit about me

I’m a friendly 40-year-old civil servant. I work from home some of the week but go into the office a couple of days a week.

I have a good social life but also really value downtime and having a peaceful home to come back to. I’m a bit of a trash-TV fan — Real Housewives, MAFS, Love Island and anything in that general area — but I also enjoy keeping up with current affairs and am generally happy chatting about pretty much anything.

Outside work I enjoy exploring London, coffee, pubs, reading, walking, cooking, theatre, gigs and generally getting out and about.

I’m LGBTQIA+ friendly and pescatarian. I’d prefer someone who doesn’t cook lots of meat, but it’s definitely not a deal-breaker.

The ideal flatmate

I’m ideally looking for a mature, friendly and self-sufficient woman who:

* Has her own social life and interests
* Is happy to occasionally chat over a cup of tea or glass of wine (other beverages are available) or watch a TV series/movie together
* Also enjoys having her own space and downtime
* Doesn’t regularly have lots of visitors or dinner parties
* Is working outside the home at least some of the week (hybrid working is absolutely fine)
*Picks up after herself and keeps things reasonably tidy in the kitchen and bathroom

Basically, I’m looking for someone who wants a friendly, relaxed home where we can be sociable when we fancy it but equally feel completely comfortable doing our own thing.

The room is available from 1 October, although I’m happy to wait for the right person.

I can also consider a Monday-Friday arrangement at a reduced rate.

I’ll be using an agency to carry out reference checks.
