Hi!

A nice double room has become available in a lovely flat from 23rd February 2024 as sadly my lovely flatmate is leaving London.

The Flat:
The flat is split level, well insulated and renovated in recent years, and comes with a spacious roof terrace. Your bedroom would be on the same level as the kitchen/living room space, there’s a bathroom just down the split stairs too. It’s a decent size double room and comes partly furnished with a bed, bookcase, chest of drawers, nightstand and wardrobe (the wardrobe, bookcase, chest of drawers, nightstand can be removed as they not part of the inventory, if you wish), your window overlooks neighbours’ gardens below and gets afternoon sun. There’s also got lots of extra storage space just outside the room which you would have priority use over. There’s a decent size open plan living and kitchen space with patio doors that open out onto the roof terrace - there is a good Wi-Fi connection and for anyone who works from home, you would have full use of the communal space during the day.

The Area:
The flat is located a 10 minute walk from Finsbury Park Station (Victoria, Piccadilly and National Rail lines) and a 2 minute walk from Crouch Hill Station (Overground), and is well connected to bus links. The flat is just off of Stroud Green road which has loads of nice shops, bars and cafes, there is even a pub on the corner of our road! In terms of amenities, there is a Sainsbury’s Local, Lidl and Tesco express all within walking distance.

Rent/Bills:
The room is £825 per month.
Bills are split evenly and currently come to approx. £160 for everything including council tax:
- Water is £40
-Broadband is £31
- Gas/Elec is approx. £90 (depending on season)
- Council tax is £156 currently,
-Deposit is £865
-there is a one off £50 change of tenant fee by the letting agency and the contract is a fixed term 12 month joint tenancy agreement (subject to references and the landlord’s agreement).

About Me:
I work as a nurse but work Monday-Friday normal hours and do not work from home, I enjoy a mix of my own time as well as socialising in the open kitchen/living room, so am looking for someone with a similar mindset. I’m easy-going, respectful, social and am looking for a new flatmate who is friendly, sociable and tidy. I treat the flat as a home so would love to find someone else that also wants this, for me the tidiness of the flat is what keeps it so nice and welcoming. Ideally looking for another female flatmate but open to considerations.
