I'm looking for a considerate, responsible person to rent a bright and comfortable furnished attic room in my spacious first-floor maisonette. This is a lodger arrangement which would suit a professional or academic - I own the flat and use the second bedroom, although I travel for work on projects elsewhere.

The atmosphere is relaxed and homely rather than a busy house share, making it ideal for someone who appreciates a peaceful, well-kept home and wants to relax cook or study at home (gardeners also welcome!).

The room is on the second floor (only stepped access) and includes a comfortable bed, plenty of storage and a roof window. The flat is light and welcoming, with a modern, well-equipped kitchen, open-plan living area, refurbished bathroom, balcony and shared garden. There is also a small additional room that can work well as a home office if required. There is room for you to bring your books or other items, but limited space for any furniture. Rent includes all bills, including Wi-Fi, energy costs, Council Tax. TV licence is your own cost.

The local area is a highlight: a quiet, leafy residential street just moments from excellent local shops, cafés, restaurants, a popular Sunday farmers' market and the park. Finsbury Park station is nearby, providing easy access to central London via multiple transport links on the edge of Zone 2. Resident Parking is available on the street at cost.

I'm particularly keen to hear from professionals, academics, PhD students or similar who are looking for a comfortable base and who will treat the flat as a home and respect the place.
