I’m looking for a long-term flatmate to take over my current flatmate’s room, as she is leaving the UK at the end of the year. The tenancy change needs to be arranged with the agent at least 2 months in advance, so I’m starting the search early.

• Bathroom with a bathtub, located outside the bedroom
• Rent: £1,200 pcm, excluding bills
• Bills: approximately £150–200 per person/month, depending on usage
• Available from 20 December 2026, exact date negotiable
• Long-term preferred

• Chinese supermarket around 2 minutes’ walk

• Concierge service, so parcels can be safely received

• Around 15 minutes’ walk to Surrey Quays / Canada Water

• Female professional, currently working in the architecture industry in London.
• I’m quiet, tidy and have a regular routine. I’m quite particular about cleanliness and currently WFH 3 days a week.
• I don’t smoke, don’t drink heavily and don’t have parties at home. I see home primarily as a quiet place to relax and rest.

🐈 About my cat
I have a cat who lives with me.
• She is a little shy and sensitive, and spends most of her time sleeping in my room. She is very friendly once she gets to know people, so if you like cats, you’re very welcome to play with her!
• I will take full responsibility for her daily cleaning.
• No other pets, please, as she is not particularly friendly towards other animals.

• Female preferred, although I’m open to the right male tenant who is very clean and considerate.
• Have a stable job and can pass a reference check
• Are clean and tidy and clean up after using shared areas
• Have a reasonably regular routine
• Don’t smoke, drink heavily or have parties at home
• Keep shared areas tidy and wash dishes promptly
• Don’t leave personal belongings occupying excessive shared space
• Keep noise to a minimum between midnight to 7am
• Let me know in advance if you’re having friends over
• Don’t have guests staying for extended periods
• Don’t sublet the room to strangers
• Have good boundaries and communicate openly when there are any issues

I’ll follow the same standards.

I’m looking for someone who values cleanliness, boundaries and good communication. We don’t have to have exactly the same lifestyle, but I hope we can communicate openly and sort things out respectfully if anything comes up.
