The room to let out:

It is a double bedroom. Has the furniture such as double bedframe, double memory foam mattress, two bedside pedestals, two wardrobes (one with mirror), small desk and a chair.

All bills are included (including fast fibre wifi)

Licencee fee for single occupancy is £730 pcm.
Licencee fee for couple occupancy is £1,100 pcm.

Deposit for single occupancy is £840.
Deposit for couple occupancy is £1,650.

There are two other bedrooms in the house and both taken by my wife and I and we work from home full time.

Master bathroom is upstairs and used by my wife and I.

The guest bathroom downstairs (built in August 2023) is mainly used by the lodger (95% of the time)

Kitchen is large and used by everyone. I will allocate spaces in the kitchen to the lodger to store his/her items. The lodger is free to use the dinning table and chairs in the kitchen to chill and relax.

The kitchen is equipped with modern appliances such as one fridge-freezer, one fridge, one freezer, washing machine, gas hob, microwave, kettle and toaster.

Living room and garden are used by my wife and I only.

The house is in a quiet residential area. So, the neighbours are lovely and friendly. Some have been living in the neighbourhood for over 20 years and some moved to the area recently. We all kind of know each other and respect each other ful heartedly. The same is expected from the lodger.

The house is:

1 min walk to the nearest bus stop where the busses go to nearby tube, overground and train stations.
18 mins walk to Sydenham overground train station.
14 mins walk to Lower Sydenham station.
9 mins bus ride to Catford station.
short bus ride to Penge East train station.

My wife and I both work from home. So, I am home all the time during the working hours and I'll go to gym after work.

There is a 1 year old Ragdoll Kitten which is free to roam the entire house as he pleases. He is extremely friendly and cuddly kitten who meows at you to give him attention.

I'm keeping the licensee fee affordable and below the market rate because we're looking for a quiet and reliable lodger who will treat the house like a home and also take care of the kitten when we are away, which will take 20 minutes of their time( to refill the automatic feeder and the litter box )in a day(non negotiable)
