Double Room available - 5-10 mins from Tooting Bec

Large Double room available a short walk from Tooting bec station, and 1 minute from Tooting Bec common. - Must be good with living with a dog!

3 bedroom flat, 1 very small bedroom is used as an office most days or a spare-room, so can be free if you want to have friends or family stay for the night (Spare mattress available).

Bills not included, but equate to around £120 each, council tax included (Wandsworth - D band).

Current flatmates are a couple, sharing the adjacent large Double room, with their beauitful greek rescue dog Ilias (Illy) who is extremely friendly and well behaved.

The Balcony is great in the summer, recently had a refurb and new decking out there. Large enough to have a small gathering and a BBQ out there!

Brand new boiler, brand new carpets in the hall, brand new heated towel radiator in the bathroom.

Air fryer, Coffee machine, Large shared fridge, extra storage available.

Both of us regularly work from home, 2-3 days a week - one office set up is in the shared living room space, but we're very open to moving this if this is a problem.

The area:

Tooting Bec is a really great area to live, the people are very friendly. Jess and I always feel safe here which is important to us.

It’s nice and quiet but has great transport links to more lively areas for a night out. We love going out in South East London, Finsbury Park, Dalston or East London in general. Everywhere is pretty easy to get to as we’re a 5-10 min walk from the northern line!

- 40 mins to Bank on the tube

- We’re a 20 min walk to Balham
- 15 min walk to Tooting Broadway
- 40 min walk to Clapham Junction, walking through Wandsworth Common
- 45 min walk to Clapham Common

All of those areas are really fun to visit on the weekend and have loads of great shops and pubs!

There’s lots of good running routes Jess can share with you that incorporate multiple parks.

Gyms wise, we have a couple of great options:

- From Derby, been living in London for 10 years.
- Working full time, Project Manager
- Work 2-3 days in the office per week, rest of the time I’m working from home.
- I’m easy going, enjoy working out here and there but nothing crazy, I like running, reading, looove trashy TV where I don’t have to use my brain after a long day of work lol.
- At the weekends I love going for a big long walk and going to the pub with my mates.

TJ
- 33 years old, from Portsmouth and been in London for 8 years.
- Working for an App as an Account Manager
- Working a mix between in office and home
- Enjoy relaxing and playing PlayStation, walking the dog
- I enjoy cooking, comedy, and a bit of a film and music nerd.

Illy (the dog!)
- 2.5 years old from Zante in Greece
- Rescued in Feb 2025
- Very chilled and well-behaved, LOVES people and a pack of mini cheddars at the pub.
- Will want to hang out with anyone and everyone at all times.

We both love football and are Liverpool fans for mens football, and we support Arsenal Ladies and will go to see them regularly when they’re playing at the Emirates. Also love a museum, an exhibition, exploring London’s parks and fun places to go.

We’re clean, tidy and respectful of space. Our kitchen is small and only one person can be in there at one time, so we’ll ensure we communicate with one another and be respectful of the times you want to use the space. Same goes for the bathroom!
