Large Double Room in renovated flat - Tooting Bec

Hello! I have a spare really large double room available in my 2-bed (first floor) flat. I’m easy-going and I’m looking for someone who wants to treat this place like a home rather than just a crash pad.

I’m ideally looking for someone who is friendly, clean and tidy, and laid back! Someone who is up for a chat, grabbing a drink or coffee, or watching something in the evening would be great but who is also respectful of personal space.

The Room

The room is a massive double with plenty of space. It currently comes with a double bed (with space underneath for storage), bed side table and a chest of drawers, I’m more than happy to include a desk and better clothes hanging rail if you need them.

The flat as whole has been recently renovated throughout with a kitchen (with dishwasher and washer/dryer), large living room, bathroom, one other double bedroom and lots of storage in the hallway.

Location & Convenience

The flat is in a brilliant spot for getting around and enjoying the area:

Tube and Rail: Only a 5-minute walk to Tooting Bec station (Northern line) or a 12-minute walk to Balham for mainline trains.

Surroundings: Tesco is at one end of the road, and Tooting Bec Common is at the other—best of both worlds!

The road is a quiet and beautiful residential street.

Local Life: You’ve got all the shops, restaurants, and pubs of Tooting and Balham right on your doorstep.

About Me

I work in the City (no finance bro gilet though!) and my interests are pretty standard—love sports (watching and playing!), the gym, a beer in the pub or going for a coffee, live music, comedy, and just relaxing on the sofa watching tv.

The Logistics

Rent: £1200 per month.

Bills: These are charged separately and come to around £180 per month. This covers all bills - council tax, water, gas, electricity, 500mbps fibre broadband, and a fortnightly cleaner.

I’m flexible on move-in date as the room is currently vacant, I just want to get the right person in!

A Few House Notes

To keep the place a relaxed and chilled homely environment, this flat is definitely not a party house, and sorry, it isn’t suitable for couples. It is a non-smoking and non-drug household.

Sadly, the downstairs neighbour has developed dementia, so you will occasionally hear some vocalisation (typically around 7am and 6pm for a couple of hours). It's a friendly building, but worth knowing if you're sensitive to sound or a very light sleeper.
