Double room in Tooting Bec with its own bathroom

Looking for someone to replace our flatmate is moving out in December. We're ideally looking for someone to move in on the weekend of 12th/13th of December, but the following weekend may also be possible. Ideally looking for a girl who is working full time and aged 24-30 to fit with the current vibe of the house. I work in business intelligence, and work from home in the living room two days a week, and Samantha works in tech consulting and is also hybrid.

We're looking for someone quite chilled and don't host big parties, but do have the odd social in the house. We're also a non-smoking household and would be looking for someone who doesn't smoke or do drugs.

The room available has its own bathroom opposite and a built in wardrobe, as well as some storage in the hall outside. There isn't space for a desk without swapping to a single bed, but we have two desks in the living area for home working and would be able to share these. The double bed in the room belongs to my current flatmate, but she would ideally sell it to the person moving in for a small amount.

We're on a rolling contract, so two months notice would be required if you wanted to leave or we decided to end the tenancy, but we're looking for someone to stay a minimum of 6 months. I wasn't able to add the actual deposit to the listing but it's £1231 as it's split equally between the three or us, and the other two rooms are more expensive.
