The room is furnished with queen-sized ottoman bed frame and hybrid memory foam/pocket sprung mattress, 5 door large wardrobe, chest of drawers, and two bedside tables. There is a private garden off the room accessed via a spiral stair case which is for your sole use and is a relaxing space to unwind with 6 seater outdoor dining set and swinging double chair.

BILLS
£1200 and most bills are included, £100 bills payable in cash, £1300 all in.
£1300 covers all bills - gas, electricity, water, council tax, cleaner, broadband, tv license, and the pleasure of our company.
The TVs have Netflix, Amazon Prime, Apple TV, Disney + and Now TV.
Our cleaner, Christina, visits 4.5hrs weekly - also thoroughly cleaning all bedrooms, leave clean sheets on your bed and she makes sure your room looks like it's hotel room! The cost of the cleaner is included in the bills (approximately £110 per person per month), and she has been working with me for several years.

The bathroom is beautiful and modern, with a bathtub, rain shower, and ample storage; I can send you a video if you're interested. You will share the bathroom with Basil. Newly refurbished.

The property extends over three floors c.1400 sq ft internal that comprises of large open plan and modern kitchen dining and reception room, 4 bedrooms, 2 bathrooms. There is also the roof terrace and garden.

-New kitchen installed May 2024.
-QLED tv, Sonos Surround Sound System, 8-seater dining table, and a sizable L-shaped sofa.
-Stephanie is an avid coffee enthusiast, so we have multiple coffee machines.
-The kitchen is fully equipped with everything you might need (dishwasher!) AEG, Bosch, Samsung, Sage, Dualit appliances.
-Additionally, there are two wine fridges in the property, food processor, smoothie maker, air fryer, juicer and breadmaker.

SPARE BEDROOM
One of the bedrooms, adjoining the roof terrace, serves as an office/second reception/guest bedroom. This is communal space with a king size pull out sofa bed. I’ve intentionally kept this room unoccupied, so no one needs to go through someone else's bedroom to access the roof terrace.
-Additionally, there's a TV in this room, so if you want a change of scenery from the downstairs living or prefer to watch something else, you have another option.
-The room is also equipped with two work from home desks with screens.

ROOF TERRACE
This great outdoor space includes seating and a LotusGrill bbq - it's the perfect sun trap for sunbathing and reading.

Stephanie, the owner-occupier, 35 years old and works in finance. Stephanie is on the floor above.

Basil is 28 years old, a doctor and occasionally works night shifts. Basil is on the same floor as you.

We are looking for someone who is sociable but also has their own circle of friends.
The room is intended for single occupancy only; apologies, but no couples are allowed.
