- Bright, spacious double room with private bathroom in an owner-occupied home
- 4 mins walk from Tooting Broadway (Northern Line) and 2 minutes to St George's Hospital

- The house is also home to two friendly cats, so I'm looking for someone who enjoys living with pets.

- Excellent transport links, with the Northern Line providing quick access to Central London, plus a wide range of bus routes nearby
- Tooting overground station within 10 mins walk

The room

- Queen-size ottoman bed
- Large 5-door wardrobe, chest of drawers and two bedside tables
- Approx. 11'8" x 10'6"
- Private bathroom next to the room — I have my own en-suite
- Direct garden access via a spiral staircase, which I don't use
- TV
- Lots of natural light and excellent storage

The house

Set over three floors, with:

- 4 bedrooms
- Large open-plan living/dining space
Recently fitted kitchen with integrated appliances and pretty much every silly gadget imaginable
- Separate office/second reception room, ideal for working from home
- Garden and roof terrace
- Cleaner included for 4 hours a week, including changing the bedding
- On-street parking available via permit
- Living room TV has: Amazon, Netflix, Disney, Paramount, NOW TV and Apple
TV
- When lodger has visitors can use spare rooms

The cats

- I have two cats, both around a year old: Winston Churchill and Toto Wolff
- I'm very much a dog person, but they're basically dogs in cat form: affectionate, playful and always wanting to be around people
- My recent lodger was less familiar with cats, but both he and his girlfriend absolutely fell in love with them
- They're very much part of the home, so I'm looking for someone who enjoys living with pets. They currently have free run of the house, although you're welcome to keep your bedroom door closed if you'd prefer them not to come in
- I'm an early riser, but in practice - whoever is up first tends to feed them
- Ideally no additional pets, although I'm happy to discuss this

Who I'm looking for

- Ideally a professional or mature/postgraduate student who is tidy, respectful and independent
- I'm a professional working in investment management. I like to keep the house relaxed, friendly and welcoming, and I'm keen that you feel so at home here!
- Single occupancy preferred, although I may consider a couple at a higher rent
- Smoker allowed as long as not indoors, there is a roof terrace and garden
