I’m offering my spacious 25m² attic bedroom for a short-term sublet in Tottenham Hale, available from 12 December to 30 January. The room is fully furnished, filled with natural light from its skylights, and has a private en-suite bathroom and plenty of storage.

RENT + BILLS
£1,950 for the full sublet period (approximately £1,200 pcm equivalent), all bills included.
No additional bills or charges to pay.
Dates: 12 December – 30 January (approximately 7 weeks).

TENANCY
Short-term sublet. I am the existing tenant.
Sublet period: 12 December – 30 January.
A sublet agreement will be arranged for the period.

BENEFITS + REFERENCES
Benefits are accepted.
ID or a photo of yourself will be required. No other references or documentation are needed.

DEPOSIT
£350, which will be returned in full when you move out, provided nothing has been damaged or broken.

ACCESS INFO
The front door is opened with a key and has one step up from the street.
There is a doorbell but no intercom.
The property is arranged over three storeys and has no lift. The bedroom is on the top floor, reached via two flights of stairs (13 steps per flight).
There are three bathrooms: one on the ground floor, one on the first floor, and the bedroom’s en-suite on the top floor.
There are no steps into the bedroom, bathrooms or kitchen.
Kitchen: ground floor.
Living/communal space: first floor.
Garden: one step down from the kitchen.
The household is not fragrance, scent or spray-free.
Smoking is permitted outside only.

THE ROOM
Approximately 25m².
Fully furnished.
Bright, with plenty of natural light from skylights.
Private en-suite bathroom.
Good storage, including a wardrobe, chest of drawers and bedside tables.
Spacious and comfortable, with plenty of room to make it your own during the stay.

THE HOUSE
Shared house with 4 bedrooms and 3 bathrooms.
Large, fully equipped kitchen with a dining table and washing machine.
A box room is used as a living/communal space.
Garden.
Bikes can be kept in the garden or kitchen; I currently store mine in the kitchen.
Couples are welcome.
One resident cat, Doi, lives at the property and belongs to Raj. A tenant without a pet would be preferable, although we’re open to discussing pets on a case-by-case basis.

THE AREA
The house is in a convenient part of Tottenham Hale, with Tottenham Hale station approximately 5 minutes away and Bruce Grove around 10 minutes on foot. A retail park is less than a 10-minute walk away, with Lidl, B&Q, TK Maxx and other shops. There are several pubs nearby, including one directly on the corner of our road, alongside cafés and restaurants. The Gym Group is also within easy reach, there is a park directly opposite the house, and Walthamstow Wetlands is walkable from the property, offering plenty of space for walks and outdoor activities.

ABOUT THE HOUSEHOLD
The house is currently home to Raj, Medha and Aimée, all in their early twenties. Two have recently graduated, in Fine Art and Urban Studies, while one is currently studying Sound Engineering/Music Production.

The household is friendly and relaxed, but everyone has their own schedules and tends to keep to themselves during the week. We’re looking for someone in their twenties who is easy-going, considerate, clean and respectful, and who would be comfortable in a household where everyone has their own routines.
