LGBTQ+ flatmate wanted for friendly flat in N20 🫶🏻

Hey! 👋 We’re Mo (25) & Sam (24), two young-ish professionals looking for a friendly LGBTQ+ flatmate to join our lovely 3-bedroom flat in bWhetstone, North London from the end of September. 🌈✨

We’re both super easy-going, sociable and love making a house feel like a proper home. Mo works in PR and is obsessed with stand-up comedy and a good true crime podcast, while Sam works in marketing, loves bouldering and is a big theatre fan. 🎭🧗‍♀️

We’re the kind of people who are always up for a pub trip, dinner, a night out or a spontaneous plan, but equally happy spending an evening on the sofa watching TV, having a cup of tea and chatting absolute nonsense. We’re friendly and sociable and don’t want to just be strangers who happen to share a kitchen– but we also completely understand the importance of having your own space and doing your own thing. ❤️

🛏️ The room

The room is a good-sized double with huge windows and loads of lovely natural light. It comes furnished with:

• Double bed
• Built-in wardrobe
• Bedside drawers
• Desk

It’s at the back of the block overlooking the garden/garages, with a school further behind. Because it’s away from the main road, it’s really peaceful and quiet – ideal if you work from home or just like a good night's sleep! 😴

🏠 The flat

The flat is situated in a three storey block and is genuinely a really lovely space.

There are two other double bedrooms, a big kitchen with a washing machine and separate tumble dryer, a huge living room with balcony, and a lovely bathroom with both a standing shower and separate bath. 🛁

We also have lovely, quiet neighbours – mainly families who own their flats. Everyone is friendly and says hello.

We both work from the office around 2–3 days a week, so there’s usually someone around during the week too.

📍 The location

You’re around an 8-minute walk from Totteridge & Whetstone Station (Zone 4), with the Northern Line getting you into central London in around 30 minutes. 🚇

The Night Tube runs on Friday and Saturday nights, which is very handy if you’re heading into London for drinks/dinner/theatre/etc. 🍸

There’s loads nearby too:

🥐 5 mins to Whetstone– restaurants, cafes, Waitrose & M&S Foodhall
🛒 15 mins to North Finchley– Sainsbury’s, ALDI & PureGym
🚌 Seconds from bus stop – 125, 263 & N20 night bus
🚗 First-come, first-served street parking (with 2–3pm weekday restrictions – resident permit needed if you have a car that’ll be there during those hours)

💰 Costs

Rent: £733 per month

Bills are approximately £175 per person per month, including:

* Barnet Council Tax (Band D)
* Internet
* Electricity
* Water
* Insurance
* Communal toiletries

There is an additional £25 per person during the winter months (October–February) to help cover increased electricity costs.

And we each contribute an extra £20 a month to have a cleaner come by-weekly to do a deep clean.

Deposit: £800

The tenancy would start from the end of September, although the move-in date is a little flexible.

You’ll also need to pass the usual referencing checks through the letting agency.

Unfortunately, the room isn’t suitable for couples or pets.

💕 What we’re looking for

We’d love to find someone who’s friendly, sociable, respectful and LGBTQ+, and who wants more than just a place to sleep.

We’re not looking for a party house 24/7, but we’d love someone who’s up for the occasional pub trip, dinner, movie night, spontaneous plan or kitchen debrief. At the same time, we’re all adults with our own lives, so there’s absolutely no expectation that we have to do everything together!

Basically, we’re hoping to find someone who we genuinely get along with and who will become part of the little household rather than just another person on the tenancy. 🥰
