Double Room in Lovely Tufnell Park Flat

Hi, we are two guys, Jack (37) and Joe (33) in the legal and finance sectors looking for a third housemate to complete our friendly flat.

THE ROOM: A bright and airy double room in a large 3 floor flat. The room comes with a built in wardrobe and our flatmate is looking to sell some of the existing furniture.

A spacious bathroom with a shower cubical and separate bath will be shared with one other person (the third room is en suite).

THE FLAT: Was completely renovated (to a really great spec) before we moved in 3 years ago and is warm, dry and spacious with a combined kitchen and sitting room. It is a 2nd floor flat, spread across 3 levels and is accessed via an internal hallway that is shared with the downstairs neighbours (three great girls who we regularly meet for dinner parties and summer drinks in their garden).

There is a combined kitchen and living room. The kitchen has a dining table that seats six and a fridge/freezer, washing machine, dishwasher, microwave, kettle, air fryer, iron/board, oven, and lots of cabinet space. It comes furnished with utensils and cookware that we all share. The sitting room is furnished, including 2 sofas, plants, lamp, iron/board and room for bike storage. We have access to most premium channels including Sky/TNT Sports, Netflix and Prime.

LOCATION & AMENITIES: Our flat is in a quiet residential street off Tufnell Park Road. There’s no private outdoor space but we have a playing field a 2 minute walk away with tennis courts, as well as Hampstead Heath within a 15 minute walk. Tufnell Park high street has a Sainsbury's, green grocer, butcher, bakery, bars, pubs and restaurants which are all only a 5 minute walk.

US: We want to welcome someone who we can be friends with. We both have busy work and social lives with large social groups within London. We are clean, tidy, easy going and sociable. We catch up while we make dinner, and watch TV when we're chilling. We're respectful of each other's space and there is plenty of space in the flat to enjoy it together. We both have girlfriends who have their own flats, meaning the other flatmates often have the flat to themselves. We both love watching and playing sport, and socialising with mates. Jack works mostly from home and Joe works mainly in the office. Both of our WFH setups are in our bedrooms.

LOGISTICS
- Bills (Energy, Council tax (Band E), Virgin broadband, Water) are currently around £180.
- We all share the cost for an annual BBC licence
- We know the professional landlord well and will either add the new flatmate to the tenancy, or start a new tenancy.
