2 month sublet in massive house (2 options)

Hi all, looking for someone to sublet one or two rooms in our 2-person terraced North Ldn house for 2 months between November to January (please read more on the time periods below):

OPTION 1: You’ll get the whole first floor to yourself - a very large bedroom with king size bed + separate office with a sofa bed + large bathroom with bathtub/shower to yourself. You’ll have the house to yourself most of the time too so if you’re looking for more a private space this is a better option. Price is rent + bills (some split with V) = £1750 per month in total.

OPTION 2: You’ll sublet the very large bedroom, but the bathroom will be shared with me. The office will not form part of the sublet. Price is 1300 + shared bills (some split three ways) ~ approx. 140 per month.

THE REST OF THE HOUSE:

The house is HUGE - we have a living room, dining room and kitchen. We also have a garden albeit not the best time of year to enjoy it!! The garden has a huge shed which we use as extra storage space.

You’d be sharing the house with my lovely friend and flatmate, V. She’s doing a PhD and part time work currently and has wide ranging interests like art, music / live music, travel, saunas, workout classes. She’s quite busy and abroad a lot so you’ll likely get the house to yourself for the majority of the time, but you’ll likely bump into her in the kitchen.

TIMING:

Ideally looking for someone to take the rooms from the second week of November for two months but I have some flexibility on the start dates (from mid to end of Nov works too). I unfortunately don’t have as much flexibility on the length of stay (i. e. 2 months) but open to some discussion around this.

LOCATION:

Zone 2 location - 5-7 mins walk to picadilly line and 5 mins bus to the Victoria line. There’s also a bus station about 5 mins walk away. Happy to share more details if you’re interested.

A really excellent location - we live on a residential street but we’re located right in the heart of several high streets and major areas. Lots of corner shops and supermarkets as well as clothing shops. Great cafes, pubs, restaurants around too - I’m personally currently dying to try a few more in the area so we could potentially try some if you take option 2!

ABOUT YOU:

We’re looking for reliable, considerate professionals who will take care of the house 🙏🏽. A bonus if you like plants too as I have loads of these dotted around the house! We’re both sociable so someone similarly friendly would be ideal. Very LGBT friendly - this is a part queer household.

We generally clean as we go/where we can, but each take turns to do a deeper clean of the common areas once a month. Happy to speak to this more.

You’re welcome to have people over for socials (dinners, games, etc,), but if you’re taking option 1 please do let V know if she’s around for larger plans.

If you take option 2, as well as the above, I’m looking for someone who would like to spend a little time hanging out if we’re both around and about (movies, wine nights, trying local places, etc). Not a must but would be ideal!
