The Home

I’m looking for the right person to share my much-loved Victorian home in Wood Street. It’s a relaxed, welcoming space with a nice balance — friendly and social when it suits, but equally calm and easy to unwind in.

It genuinely feels like a home rather than a rental — somewhere you can cook, chat, have a glass of wine, or retreat and recharge after a busy day.

A freshly decorated four-bed Victorian terrace, original features and a warm, considered feel:

- Modern kitchen with dining area and cosy lounge (with a beautiful fireplace for winter evenings)
- Landscaped garden with herbs and veg — perfect for morning coffee or summer evenings outside
- Outdoor laundry area (washer & dryer)
- The house never feels crowded — one room is my bedroom, one my home office, and one a guest room (used occasionally)

The Room

A bright, front-facing double with beautiful natural light, original fireplace and private ensuite:

- Fully furnished with high-quality bed and mattress
- Brand-new wardrobe
- Freshly painted and decorated
- Option to use the guest room as a dedicated workspace if you work from home

The Area

Wood Street / Walthamstow has a friendly, village-like feel with loads going on locally:

- Great restaurants, pubs and bars, plus Soho Theatre Walthamstow
- Lloyd Park Saturday market — food, coffee and a strong community feel
- Close to Walthamstow Village, Epping Forest and local breweries
- 15-min walk to Wood Street Overground or a 5 min bus ride from the end of the street (direct to Liverpool Street)
- Easy access to Walthamstow Central + multiple bus routes (10 min bus ride from the end of the street)
- On-street parking available

About Me (and Rosie 🐾)

I work from home full time and keep a clean, tidy, easygoing household. I enjoy cooking, film nights, hosting friends occasionally, travelling, long walks, hiking, wine tasting, and exploring what’s on locally.

It’s not a party house, but it is a friendly one — I like a good chat, shared meal or glass of wine now and then, while also respecting each other’s space and downtime.

Rosie is my small, affectionate (and slightly comical) dog and very much part of the home — so being comfortable around dogs is essential - MUST LOVE DOGS!!!

A Few Important House Notes

I’m looking for someone who’ll feel at home here and naturally align with the space:

- Single occupancy only (no couples)
- Vegetarian/pescatarian household — no meat cooked in the house (It’s a matter of my personal preference. Tried getting used to it but between the smell and animal welfare of it all I find it too difficult)
- Guests are absolutely fine occasionally with a quick heads-up, but this isn’t a space for regular overnight stays or a revolving door — keeping the home settled and comfortable for both of us is important
- Clean, tidy, respectful and considerate of shared space and noise

Practicalities
- £1,300 per month including all bills (council tax band C, utilities, broadband with booster, Sky TV, Netflix, Apple TV, Ring security)
- No smoking
- No additional pets
