Hey - We're looking for a nice new housemate to join our lovely E17 house share.
The room on offer is a cosy box room, with a good amount of storage space, double glazed window and smart thermostat. The photos show the room with a queen-size double bed, but it currently doesn't have a bed in it - landlords would provide a brand new bed and this could be another small double or a single bed, whatever the new housemate woukd prefer.
Our place is a beautiful old Edwardian red brick terrace house, with a good-sized garden, separate kitchen, living room and dining room downstairs, with a bathroom and 3 bedrooms upstairs.
Approx 10-12 min walk to Walthamstow Central - Victoria Line (night tube) and Weaver Line overground. Takes about 30-35mins from the house to Kings Cross Station.

+ Bills which are set include Council Tax (Band D), Wifi and TV licence which come to £80/month (reviewed every April when council tax bill is issued). Due to fluctuations in Gas/Electric and water prices, and the fact that these utilities are based on usage, these is not set. Instead, an estimated amount to contribute per month for g/e + water will be agreed by all housemates and the actual bills costs will then be averaged out periodically when bills are received to calculate any credit or debit per housemate.

+ We have previously had a fortnightly cleaner to help with upkeep of all communal spaces. If all housemates agree, we could do this again for approx £12pp per clean. If not, then a shared chores/cleaning system would be sorted so that taking care of the communal spaces is a joint effort.
+ Bedroom on offer is the boxroom, situated at the front of the house - Approx 3.5m x 2.5m
+ Room is furnished with black out curtains, a spacious wardrobe, skinny billy bookcase and large chest of drawers - a new bed+mattress will be provided as per note above.
+ Bathroom has bath+shower plus space for everyone's toiletries
+ In the Kitchen everyone has their own space for food etc. - 1x cupboard each for dry things, 2x fridges where we have our own selves, freezer drawer each
+ Kitchen is well equipped
+ Garden has a good-sized lawn and patio area, with space for your to plant and grow things if you'd like!
+ Smart thermostat and radiators which we can all control using the Tado app - so you can set your own heating schedule and teml for your room

The house belongs to Hattie's parents who live in Italy now, and the house has been rented out for 20+ years as she grew up in Scotland for the most part. Hattie moved back in 2019 and helps out by making sure all the bills are sorted, managing any problems that arise and generally looking after the house.
Patrick moved in July 2025 (joining the house from Spareroom too!). They like cooking, going out with friends, weekend raves and support Leyton Orient football team.
Hattie has a dog called Luna, who is 7 and was rescued from Croatia. No idea what kind of dog she is, a mystery mix, but she's about the size of a fox (7.5kg) and has a chill feline energy much of the time, but loves to play and being outdoors. Luna joins Hattie most places; long walks, drinks with friends, perusing markets and charity shops. Hattie likes all things creative, including cooking up random things (veggie) and escaping on adventures in her campervan.
FYI - Hattie will likely be off travelling with Luna for a few months soon, so will be subletting her room.
Walthamstow is wonderfully diverse, really up-and-coming and has changed loads since Hattie lived here when she was a kid. It has lots of new shops, bars, cafes, etc. but thankfully still has some great community spots like the nearby Rose & Crown pub, Walthamstow Trades Hall and markets on both Wood St & High St. It's a lovely part of London to explore, with a lot going for it - big parks, bars, great foodie spots, galleries, independent shops and loads more. A very creative area with a big supportive creative community - Hattie can intro.
