The room is a nicely sized double bedroom. It’s on the first floor, so perfect distance from the kitchen and bathroom and has a nice view of the garden. The room is furnished with a bed, wardrobe, chest of drawers, desk and chair - all furniture shown in the pictures is staying.

- - The property - -
The property is a three storey house with a shared kitchen, bathroom and second toilet downstairs. The kitchen and bathroom have both been renovated in the last few years and have all the mod-cons. Sadly we don't have a living room, but the kitchen houses a sofa, alongside a dining table, where we often catch up over tea and watch some telly. We have a nice little back garden which gets the afternoon sun - and despite the drought is still thriving. There is a garage at the front which we use for additional storage.

We are in Council Band D - just for reference.

We are located in Walworth, Southwark on a residential street with quiet neighbours. It’s quite a leafy place with the usual London wildlife - foxes, squirrels and little birds fluttering around the garden. It’s about a 10 minute walk to Kennington tube station (northern line) and 5 minutes in the opposite direction to Walworth road where there are loads of buses heading in and out of town. Walworth road is pretty vibrant with cafes, East Street market, The Gym, a Morrisons, a new Lidl and an amazing 24hour shop that has anything you could ever want at any hour! We are between three lovely parks, Pasley, Kennington (has excellent pizza in the park) and Burgess, and about 20minutes walk from the newly (ongoing) developed Elephant and Castle which has the local leisure centre and swimming pool as well as lots of restaurants, plant shops (a mild addiction) and several asian supermarkets.

One of our lovely housemates is moving on to bigger and better things so their room is becoming available. Rent will be £650/month - plus bills, at approx £100 per month..

You would be living with Luca, Emilie and Sophie.

We are a pretty chilled friendly bunch. We all have our own interests outside the house but we meet in our kitchen to catch up, chill and eat together - as well as play a fierce game of monopoly deal. Occasionally we like to organise a little house catch up (sometimes we miss each other with the different schedules) and cook a roast dinner, go to a pub quiz or have a games night.

Emilie (she/her) is a paediatric ICU nurse so we make an effort to be considerate of each others schedules. Sophie (she/her) is a fundraiser for a health charity and splits her time working from home and at the office as well as studying at Walworth Garden. Luca (he/him) is an interior bathroom designer from Italy who loves cycling. We also have 5 little rosy barbs (fish), and 4 amano shrimp who are almost bigger than the fish now! 🐟🐟.

We keep shared areas of the house clean (kitchen, bathroom and toilet) and we manage the responsibility of the bills between us.

We’re looking for a like minded person, who is sensible, independent and friendly! We’re open, welcoming and lgbt+ inclusive. We think of this house as our home and hope you can too :).

The landlord has instructed an agent to vet tenants, so you will need to upload a reference and proof of income to the agent’s online portal. If you cannot provide sufficient income (calculated as 30 times monthly rent so £20,250p. A.- calculated on a quarter of the total property rent of £2700), you will need to have a UK based guarantor (there is a slightly higher income threshold for guarantors at 36 times monthly rent). The deposit is £700 which is paid to the agent and held in a deposit protection scheme. This may sound daunting but the agent is actually really nice and helpful and can assist you throughout the process, as can we!
