A bright, spacious and fully furnished king-size room is available in our family home in Wanstead, E11.

This is our actual home rather than an agency-run house share. We live here as a married couple with our teenage daughter and two friendly cats. The household is calm, friendly and respectful, and we are looking for someone who would like to feel at home here rather than simply rent a room.

For single occupancy, a female lodger would be our preference because of the current household balance and the comfort of our family, particularly my wife and teenage daughter. This is simply about household fit. A respectful couple would also be very welcome to enquire.

The Room

The room is genuinely spacious and works well as both a bedroom and a comfortable personal living/work space.

It is fully furnished with:

King-size bed and mattress
Large two-door mirrored wardrobe

A brand-new uPVC window and frame is scheduled to be fitted on 17 September.

The House

You will have normal shared use of the household facilities, including:

Garden with seating area
Fast broadband
Driveway parking can be discussed if required

There are two friendly cats in the house, so you must be comfortable living with cats. We cannot take additional pets.

For transparency, security CCTV operates in some communal areas of the house and garden only. There are no cameras in the lodger's bedroom or bathroom.

Location

The house is in a quiet, green residential part of Wanstead, E11, with parks and open spaces nearby.

Bus stops are only a few minutes' walk away, with easy connections towards Wanstead and Leytonstone for the Central line and Manor Park for the Elizabeth line.

Stratford, Liverpool Street and Central London are straightforward to reach, and local shops, supermarkets and everyday amenities are all within easy reach.

Rent & Deposit

Single occupancy:
£750 per calendar month
£750 refundable deposit

Couple occupancy:
£1,050 per calendar month
£1,050 refundable deposit

All normal household bills are included:

There is no separate monthly cleaning fee.

Who We're Looking For

We're easy-going people and we don't expect anyone to tiptoe around the house. At the same time, because this is our family home, we're looking for someone clean, considerate and respectful who will look after the room and shared spaces, clean up after themselves, respect other people's belongings, keep noise at a reasonable level and remember simple things such as locking the front door when coming and going.

No smoking inside the house. Smoking outside in the garden is fine.

Occasional visitors are fine, but overnight stays need to be agreed with us beforehand. This is a calm home rather than a party house.

Working professionals are welcome and students may also be considered. A longer-term stay is preferred.

A written Lodger Agreement will be provided. A Right to Rent check will be required before moving in and references may be requested.
