After 4 wonderful years living in this flat, it's time for me to move on and start a new chapter. I'm looking for someone to take over my spacious double room in this friendly and well-maintained flat.

The room is a good-sized double with a built-in wardrobe and comes with a double bed. I would also be happy to sell my wardrobe and bookcase to the incoming tenant if interested.

The flat is clean, quiet, and shared with three respectful professionals (two females and one male), all working regular 9–5 jobs. During my time here, there have never been any issues with sharing the bathroom or kitchen, making it a very easy and comfortable place to live.

One of the highlights of the flat is the balcony, which is perfect for relaxing on summer evenings and enjoying the local atmosphere. There is also a lovely green space just outside the flat, connected to the canal, providing a peaceful spot to relax, exercise, or enjoy a walk along the water.

The location is excellent:

Warwick Avenue Underground Station (Bakerloo Line) is approximately an 8-minute walk away.
Little Venice Canal is just a 3-minute walk from the property.
There are plenty of grocery stores, cafés, and local amenities along Harrow Road.
Maida Vale is also within easy walking distance.

Bills typically come to around £50–£60 per month during the summer and approximately £150 per month during the winter, depending on gas and heating usage.

Please note that the property is managed by an estate agent. Rent is paid monthly in advance, and there is an additional £50 administration fee for processing the tenancy agreement.
