About the room:
Both double bedrooms are located on the first floor at the back and front of the building. The rooms are spacious with 1 room being especially large and both being bright, fresh and airy. The furniture is in great condition and modern which includes a double bed, 2 door (extra high) wardrobes, large chest of drawer, bedside cabinet, work desk, chair and full length mirror. The rooms also benefits from a TV with Ariel connection and fast Wi-Fi. This room shares a bathroom with only 1 other Lodger which is located on the same floor

About the house:
The property is a classic Edwardian 3 bedroom terrace house with the classic high ceilings. There is 2 bedrooms on the first floor and a very decent bathroom just for the 2 rooms. The house is situated on a residential road just off Green Lanes and 2 minute walk to the local Tesco and many other local shops. The nearest Tube station is Wood Green, located on the Piccadilly line which is just over a 10 minute walk. Next to Wood Green Station is the big shopping center and the main shopping high street including a cinema. In summary the house is very well located.

About me:
I’m a retired lady and split my time between London and Cyprus. I’m friendly and unobtrusive. I stay on the ground floor where I have my own bathroom and where my bedroom is located. I currently have 1 female lodger who is very pleasant, clean and tidy.

There is limited use of a kitchen and all appliances, also note there no living room area. I’m looking for another female lodger who is easy going, respectful and considerate to others.

Important:
Between yourself and the other lodger, the bathroom must be cleaned once a week. This rule also applies to the stairs, hallway and communal areas.
The kitchen is on a clean as you use basis. Thorough clean once a week
Cleanliness and hygiene is important to me and my other current lodger.

About the rent:
Preferably I would prefer someone to stay for a year but will of course consider 6-9 months. The rent is £645 (Medium room) and £745 (Large room) per calendar month, this includes all bills and broadband. A deposit of £645 / £745 respectively will be required.
