Living Room

The house:

A three storey house in Kensington Fields, fully refurbished this year. Two double rooms available from 1 September 2026, including a spacious loft. Two lodgers at most, so the house stays quiet.

Rent is fully inclusive. Gas, electricity, water, council tax and broadband are all covered, so there is one payment a month and nothing to split or chase. Central heating throughout and hot water whenever you want it, without waiting for anyone else.

How it feels:

I designed the place properly rather than furnishing it with whatever was cheapest. It is warm and calm, deep colours downstairs with soft lighting in the evening, and the bedrooms are bright and uncluttered. Somewhere you can actually relax at the end of the day rather than a house you happen to sleep in.

Central location:

Five minutes' walk to the Royal Liverpool University Hospital. Five minutes to the University of Liverpool. Five minutes to Tesco Extra. Liverpool John Moores, the School of Tropical Medicine and the Dental Hospital are all the same short walk.

Lime Street is 15 minutes by bus or a 30 minute walk through the Georgian Quarter, and the city centre is comfortably walkable. Direct trains from Lime Street reach Manchester Piccadilly in roughly 35 to 55 minutes, so the commute across is realistic. Buses run from the end of the road. Street parking is unrestricted for residents and there is a visitor permit for guests.

Shared space:

A living room with a TV, a dining room that works well as a co-working space if you would rather not work in your room, a new kitchen, and the first floor shower room, shared between three of us at most. Washer dryer, so laundry is washed and dried in the house. Full fibre broadband throughout, fine for video calls.

Room 1, loft double:

The whole top floor and by some distance the largest room in the house, closer to a studio without the kitchen. New bed and mattress, own wardrobe and chest of drawers, desk and office chair, its own TV, full length mirror and a skylight. The quietest room, away from everything else.

Room 2, middle double:

First floor, front of the house. New bed and mattress, own wardrobe and dressing table with mirror, window onto the street.

About me:

I work in academia, live here, and am away in London regularly. Quiet, clean and easy to deal with. Best suited to a working professional after somewhere calm.
