Quiet single room for short term lets.

Room suitable for business visitors and those here for a short-term purpose. Linen, towels, bills are included. The bathroom (with shower) is for visitors only but not ensuite; mine is separate. The situation is close to the city centre but quiet; it's a cul-de-sac with buildings only on one side of the street and none at the back - where the room is. There is another spare room that can be used as a sitting room when there are no other visitors and can also be used for occasional visitors of the tenant. There are gardens front and back and the flat is a few minutes walk from the Meadows.

I have had scores of enquiries from people who do not meet my criteria, generally because they are one or more of the following: under 30; an undergraduate student; do not have a short-term purpose and leaving date. I have sent many people an automated bulk reply but there was no opportunity to add my own text. That makes me sound a bit of a dragon; I'm not really but I think living here might cramp the style of, say, a young undergraduate. I have a busy lifestyle myself and I like to have people who are also busy though.

I have a preference for someone who is not liable for the Council Tax, either a mature student or someone with another address in the UK where they pay it.

PS I don't seem to have a choice about my advert being 'Early Bird' for the first week and I appreciate that this may put off some people who only use the free service (as it does me, I can't reply to anyone who is Early Bird). I have seen some adverts for Rooms Wanted that are for 2/3 months and I will probably wait till those people are able to contact me (if they want to) before I make up my mind.
