We are the current tenants Helena and Emma and we're looking for someone to share this lovely flat. Ideally we’d like to find someone friendly who is happy to live in a chilled and sociable environment.

This is a second floor flat on a quiet cul-de-sac (Bruntsfield Gardens). It's a great area to live in - it has excellent local amenities- lots of nice restaurants and cafes, interesting shops and 3 cinemas within easy walking distance. It is also very close to supermarkets and bus routes.

The room is available and has an initial 6 month rental period.

The flat has a large lounge with bay window, 3 double bedrooms, a lovely kitchen, stocked with all the good stuff you need, and has a dishwasher. The kitchen also has a dining table and separate small utility area. There's a shared bathroom with electric shower and a large storage room.

This is a fully furnished, really well equipped flat with lots of nice extras. There is a great shared back garden space which you would have full access to.

The rent is £550 a month plus £100 bills. This includes gas central heating, electricity, excellent BT wireless internet, BT landline rental (not calls) and stair cleaning. Council tax is an additional £77.45 (Band E) - making the room £727.45 a month. Council Tax will rise in April.

We need to find someone who is happy to share council tax. The current cost is £77.45 per person per month. So if you are a student, please get in touch only if you are willing to do this.
