The room is fully furnished with a comfortable day bed (that can open to a double), incredible storage space featuring a large built-in cupboard (storage closed) AND a freestanding wardrobe, plus the freedom to decorate or paint the walls to make it your own cosy space!

It’s located in a quiet home with a shared bathroom, fully equipped kitchen, and living room. I’m looking for a lodger, long-term is appreciated. The place is perfect for someone who values their privacy, quiet study, or downtime.

Located in Oxgangs, it’s ideal for Napier Students/Staff as it’s only a short bus ride to Edinburgh Napier University (Craiglockhart Campus). Quick access to Sighthill and Merchiston campuses as well.
Bus lines are 5/16 from Oxgangs Avenue and 4/18/27 from Oxgangs Road North.

Rent is £650/month (All bills included: Heating, Electricity, High-Speed Wi-Fi, Water — or council tax if not student).
Deposit is 1 month’s rent (£650).

Single occupancy only.
Agreement: Lodger Agreement (Lodger/Excluded Occupier agreement – flexible and straightforward terms).

Female preferred (Student or young professional preferred).
Clean, respectful, non-smoker, and calm.
No pets, no party animals.
