Double bedroom & adjoining room

Available for the duration of the Edinburgh Festival. I have a double bedroom and its private adjoining dressing/study room for rent within a 3 bed apartment. 7 minutes walk to the tram station, reaching the city centre in 15 minutes or 25 minutes to the airport. Alternatively, buses are within a 5 minute walk.
I live in the house and have 2 private rooms of my own. We would share the dining room, kitchen and bathroom. There is also an enclosed garden with seating.
I have a cat and dog. I work 3 days per week.
My tenant should be tidy and respectful of the house and neighbours. I have no preferences of age or occupation but would prefer to share with a female.
I am willing to rent out for shorter or longer periods outside of the Festival and negotiate a daily or monthly rate.
