Beautiful Double bedroom

Large, beautiful and cosy double room available in a very clean, warm and peaceful upper villa in EH12.

The room is spacious and beautifully furnished with brand-new wooden furniture and a comfortable double bed.

Move-in dates: 1th 7th, 8th or from 11th September.

I live alone and work 4 days a week, from 7am until around 9pm, so I’m out for most of the day. I’m easy-going, friendly and helpful, but I also really value privacy and a peaceful home. The house is very clean, warm, cosy and quiet, in a very quiet and safe area. There is also a small private garden and street parking.

The property is an upper villa, with a separate flat on the ground floor below.

The kitchen is small but brand new, clean and fully equipped. You are very welcome to use the kitchen, dishes, pots, pans and other facilities.

The bathroom is older but very clean and well maintained. I’m planning to renovate it, depending on timing and availability, and this can be discussed and agreed in advance.

Guests are occasional and by mutual agreement. My daughters also occasionally stay with me for a few days, mainly during holidays. They are not permanent residents.

Great location: 2 minutes’ walk to Saughton tram stop. The main road is around 15 minutes’ walk, with cafés, bars and shops. Bus number 1 is just 1 minute away, and Edinburgh Airport is easily accessible by tram.

£800 per month for one person, all bills included, including Wi-Fi. No additional bills.

£1,000 per month for two people, all bills included, including Wi-Fi.

£600 deposit. Minimum stay 6 months. Fully furnished.

I would ideally prefer a female tenant who is clean, respectful and easy-going and appreciates a very clean, quiet and friendly home.
