Bright and airy double room in 1st floor flat at east end of Dalkeith High Street (7 miles south of Edinburgh City Centre, 3 miles from ERI). The room has a 65 inch smart TV, a sky box (with free channels) fridge, microwave and kettle. All bills are included: gas, electricity, council tax, WiFi and cleaning of communal areas. The kitchen has a WM, tall fridge, induction hob and electric oven, along with air fryer, microwave and toaster. A large cupboard off the hall houses a tall freezer. There's a shower room with electric shower. There's also a communal drying green and a private garden.

Off Street parking is available, and public transport into town is excellent. There's a huge variety of things to do in very close proximity. Dalkeith Country Park is only a couple of minutes walk away and it has a Go Ape. It's great for runs/jogs/walks with our without a dog. Almost next door is an excellent Indian restaurant, a nice down to earth 'local' and a convenience store. Further up the High Street are various restaurants (Chinese, Italian, Domino's) and cafes, more pubs, shops, 3 banks and a post office. We've got a Morrisons and a Lidl within a few minutes walk and also a Tesco with a McDonald's, Starbucks and a drive thru Greggs only 5 minutes in the car. We're only a 10 minute drive from the ERI, Fort Kinnaird and QMU and 10/15 minute drive from Cameron Toll. There's also an excellent gym/pool only a mile away at Dalkeith Community Campus.

Eskbank train station is about a mile from the flat and the time into Waverley or Galashiels is around 30 minutes.

The current tenants are quiet and genuinely keep to themselves and the reason I've suggested an age range of 30-50 is that currently the four who live here are in that age range.

Due to previous tenants leaving with no notice and unpaid rent, a £250 deposit is required to hold the room, with a full month's rent paid in advance on entry.
Small pets may be ok e. g. hamster, guinea pig etc, small reptiles and fish - please check in advance. You MUST like dogs and cats.
