Two double rooms available from mid Sep/Oct.

Sadly, after almost two years with us, one of our housemates is moving back to Canada, and our other housemate has just bought their own home so we will have two rooms available to rent

One room is expected to be available from mid-September, and the other from mid-October, although we're flexible with the move-in dates. The rooms would suit either a short-term or long-term let.

The house is a modern 4-bedroom property located in Shawfair, a new development next to Danderhall, with plenty of landscaped green spaces and woodland nearby. The No. 33 bus stop is just a 5-minute walk from the house, with a journey time of around 25 minutes to Princes Street. David Lloyd Shawfair and the Co-op supermarket are both around a 10-minute walk away.

The house has two bathrooms. The main bathroom is shared between two people (you and one other female housemate). The kitchen is fully equipped and offers plenty of storage space. The large living room is also shared between 2 people only as we do not use it.

The room comes furnished with a double bed, desk, chair, and large wardrobe, and it will include pretty much everything you see in the photos.

There is also free on-street parking available.

We are busy professionals looking for the right person to join our home—someone who is friendly, respectful, and considerate. We all have busy lives with work, studies, and hobbies, so we like to keep the house peaceful and quiet. We don't have parties at home, and if we meet up with friends, we usually go out so everyone can enjoy their privacy and relax. We also follow a clean-as-you-go approach to keeping the house tidy.

Rent is £645 per month, which includes all bills, including council tax, gas and electricity, fibre broadband, TV licence, Netflix, Amazon Prime, cleaning products, and other shared household expenses. The rent also includes weekly cleaning of the shared areas.

A £500 deposit is required.
