We recently retired from jobs in teaching and heritage management. We have two boys (24 and 22) who visit occasionally. Their rooms are upstairs and they use the upstairs bathroom when they're here. We live pretty quietly and like to cycle and hill walk. We have both lived abroad in the past, so we are very happy to welcome a lodger from overseas.
We can provide bedlinen and towels and locked storage in a shed for a bicycle if you need it. We have a friendly cat. She rarely goes upstairs and stays in our kitchen at night so she won't disturb you. However, we would be very grateful if you can feed her occasionally when we go away.
There are lovely cafes and restaurants nearby, and we’re close to Newhaven Harbour and the sea for beautiful evening sunset walks. Victoria Park, with tennis courts and a cool coffee van, and an extensive cycle path network, are all less than five minutes from the front door, and if you like to sit outside, there is a bench in the garden at the front of the house for a sunny morning coffee.

The advertised rate for this room includes all bills - WiFi, gas central heating and hot water, electricity and council tax. However, the price is based on a lodger who expects to be out at work or university for much of the working week with the heating mostly off during the daytime. We will review the energy bills after three months tenancy and depending on the level of use, we may need to adjust the rent. We will do this transparently, using meter readings and the actual energy bills, so any rise would only be a fair proportion of actual usage.

You will be responsible for keeping your room and the kitchen and the bathroom clean and tidy - we don't have a cleaner! :-)
