This is a room for a postgraduate student, in a flat to share with three other
postgraduate students.

All bills included in the price for the room. These includes BT Infinity wireless internet, gas central heating, local parking with permit, the washer drier etc. The room will be available for the period of early September until the end of August next year.

Your flatmates will be international postgraduate students with English as a common language. The room is for a postgraduate student applicant on a 12-month course, single occupancy.

The room is room 3 in 4/1 Dumbiedykes. It is a good size, at 12 square metres. We can show you more on a website we have.

The University’s central campus at George Square is about 12 minute walk away.

You have good views of the crags next to Arthur's Seat from the large double sized, double-glazed windows in this room. Holyrood Park is about 2 minutes walk away, which contains Arthur's Seat, similar to a mountain park in the middle of the city.

The room has a 4ft double bed, a sofa, a desk and bookcase. The flat has gas central heating, a washer drier, a security system and a wireless broadband system, all bills included in the room price.

There are two washrooms with shower in the flat, so that is one per two tenants.

The communal area is a large well-equiped diner kitchen of 14 sq meters, with seating at a dining table for 4 to 6.

It’s a lower ground floor flat with open views, as the apartment is built over sloping ground.

It lies just 5 mins walk from the Scottish Parliament, the Royal Mile and the King’s Palace in Edinburgh. Moray House college of Edinburgh University Campus is particularly close, about 2 mins away. Tesco on Holyrood Road is also about 2 mins away. The University’s superb gyms, sports halls and swimming facilities and Society Centre are about a 5 mins walk.

You would be sharing with other postgraduate tenants expecting to finish their courses at the end of August this year. For council tax reasons, an all-student flat is preferred. The HMO licence is for four for the flat, so couples need not apply.
