Comfortable furnished double room in peaceful, bright and airy two-bedroom top-floor flat available for the full Edinburgh Fringe festival period. Shared bathroom with owner-occupier.

The room has a double bed, bedside lockers, a built-in wardrobe, and a new carpet. A desk and chair are available if required, as are bedding and towels.

The flat (3rd floor, stairs only) is in a central yet quiet residential area. Included are: laundry washing and drying facilities; full-fibre broadband; full kitchen access, including a dishwasher, microwave, and coffee machine; private off-street parking; and, flexible check-in. Performer-friendly hours and late nights are acceptable.

The flat is in a good location: the Fountain Park entertainment hub is a five-minute walk away (0.4 miles); Haymarket Train Station is fifteen-minute walk (0.8 miles) with a direct bus or tram to the Edinburgh International Airport; and, the Grassmarket is a thirty-minute walk (1.3 miles).

The area has direct and frequent buses to the city centre and all major Fringe venues (i. e., 1, 2, 3, 4, 22, 25, 33, 34, 35, 44) including EICC (1 mile/15 mins. bus), Underbelly Cowgate (1.5 miles/25 mins. bus), Assembly George Square Gardens (1.7 miles/30 mins. bus) and Pleasance Courtyard (2 miles/30 mins. bus).

Other than electricity (which will be billed separately), bills are included.
