This is room 4 in 4/1 Dumbiedykes. It has open views over to Salisbury Crags, beside Arthur’s Seat in Holyrood Park, as can be seen from the video. The park starts 2 mins walk away. It is close to Edinburgh University, George Sq from 12 mins walk.

It is a single occupancy room for students on a 12-month postgraduate course. It is possible that postgrads on courses of over one year can stay on, under a new tenancy agreement with the following year’s tenants.

The size of the room may be 'single', but the 4ft double bed comfortably fits in. Plus a decent IKEA desk. There is a wardrobe inside the room, plus a room height storage cupboard on the landing for the occupant of this room only, lockable with a key.

Bills are included which might be expensive for us this year. Including the gas central heating, washer drier and BT Infinity broadband.

The University at George Square is about 12 minute walk away. Holyrood Park is about 2 minutes walk away, which contains Arthur's Seat. You have surprisingly good views of the crags around Arthur's Seat from the large double size, double-glazed windows in this room.

There are two washroom with shower in the flat; one per two students.

The communal room is a 14 sq metre, large well-equiped diner kitchen with seating at a dining table for 4 to 6.

The Palace, the Royal Mile and the Parliament are each about 5 mins walk away. A local Tesco is about 2 mins walk, while the excellent Edinburgh University Sports Centres are nearby on Holyrood Road and The Pleasance.

We are fully HMO licenced for 4 students, as we have been for 20 years, since the accreditation came into being. And not more than 4, so there is no need to apply if you are a couple.
