Flat available in Edinburgh for August

Hello there,

I'm looking for someone for my lovely flat in Duddingston. Room available in August. May also be available September and October.

It's top floor (of two floors up stairs) south facing and bright and spacious. It's 30 seconds from Meadowfield Park which leads into Arthurs Seat/Holyrood Park through a small forest.

It's a ten minute cycle one way to Portabello and 15 to The Meadows/Summerhall.

Buses to the city take 10 minutes and are very frequent from a stop a 7 minute walk away.

It's a quiet residential area that's family oriented so looking for someone who is respectful of this.

May be possible to borrow my bike too.

Rent amount includes all bills and council tax (band B). Small rent adjustment for couples.

There is a large shared garden and balcony so smoking outside is okay, but not inside.
