Double room EH15

Hi everyone!

I am renting a room in my apartment from 1 May, for up to 3 months, with a possibility of extending. It is located in EH15, just a 25-minute bus ride from the city center.

About the flat:
The apartment has its own private entrance and is fully equipped, including a dryer and dishwasher. The kitchen actually has more appliances now than shown in the photos! You’ll also have access to a lovely, very sunny private outdoor porch/garden at the front.

The room:
It features a comfortable double bed with under-bed storage, a built-in wardrobe, shelves, and a small desk. All the furniture is brand new, and the mattress is high-quality gel for a great night's sleep. Towels and bed linen are included in the price.

Who I am looking for:
I’m looking for a flatmate who is calm, clean, and respectful of shared space. I value a peaceful environment, so I’m looking for someone who avoids loud calls late at night or using the washing machine at 5 AM. While I’m happy for you to have a social life, I’d prefer to keep the flat free from daily parties. (No couples, please).

A little about me:
You would be sharing the flat only with me. I am a calm and sociable person; I enjoy my time with the TV or computer, but I also love a good chat. I am a native Spanish speaker and also speak English, so both languages are more than welcome!

I am an IT professional and also a Personal Trainer, so I balance my time working both from home and out at the gym. This means I value a productive and organized environment, but I’m also very active and easy-going!

Terms:

Price: £600 + Gas & electricity.

Deposit: £600.

⚠️ Important Information – Please Read Carefully
To make sure we are both on the same page and to keep things organized, here is how the viewing and reservation process works:

Viewings & Punctuality: I need to organize my time efficiently, so I give priority to those who can visit in person. I kindly ask for a response to messages within 24 hours to schedule a time. If I don't hear back within that timeframe, I will have to move on to the next person.

Securing the Room: To officially reserve the room, the holding deposit (£500) must be sent. Please note that the first month's rent is not paid in advance; you will pay it strictly on the day you move into the flat.

Trust & Safety: I understand that sending a deposit can sometimes feel uncertain. For your peace of mind, I am fully verified on this platform with my passport. I am a legal resident and 100% legitimate; the deposit is safe with me and serves only as a guarantee for the room (it would only be used if the first month’s rent is not paid upon arrival).

Final Note: If you are not comfortable with these terms (the deposit for reservation or the communication times), please refrain from requesting a viewing or a video call.
