The rent for the room is £550 per month, plus around £135 per month for house expenses (gas, electricity, internet, council tax, etc.).
The deposit is £550.

The flat is 20 minutes by bus from Edinburgh's new town centre, with a bus stop 5 min away from the flat, close to Morrisons, Edinburgh College and Cramond. You would be sharing the flat with one other person - a friendly and outgoing character. She is in her late thirties and would ideally be looking for somebody in that age range.

I am ideally looking for a friendly flatmate who'd stay long-term.

In addition to the room, there is a kitchen with all the amenities and appliances you might need to cook and a washing machine.
