Cozy Room for QUIET Student Preferably!

-> Apologies for the shouting 😅 Hello! I am looking for a quiet tenant to move in for the new year.

It is a big, bright double bedroom with a desk and plenty of storage. Boasts a nice view of Calton Hill as well!

Please be aware I live in the lounge, so there is no shared common space; however, I am not a total recluse!

Bills are included. (Internet/electricity/insurance) NO COUNCIL TAX included, as I am a student!!

The kitchen is fully equipped and there is a washer and a tumble dryer.

Me: I am a chill and friendly Canadian. I am a full-time student doing a Masters in FILM at Napier University. I also work part-time.

The flat is at the bottom of the Royal Mile, very close to many beautiful features of Edinburgh, and central to everything. University, train station, Arthur's Seat, the old town, it's all on your doorstep! Groceries can be purchased at Tesco Express, which is less than five minutes away.

I am looking for a quiet tenant. (Headphones, not loud music, not walking around chatting on speakerphone). As the flat is a bit small so sound travels. That being said, I'm not a tyrant, just something to be mindful of!

If you need anything for the room, we can chat about that also.

***During July and August, I put the entire flat on Airbnb! So both of us need to move out!
