Beautiful flat with a very spacious double bed room available to rent.

The flat is in the perfect location for easy access to the centre of town however it is far enough away from Dalkeith road that there is very little road noise

The flat came unfurnished however I have kitted it out with ultrafast wifi, 80 inch TV and large sofa as well as dining table and basic kitchen utensils.

The bedroom for rent has dark blue walls and huge windows that allow for lots of natural light. The only furnishing it'll come with is the beautiful white wardobe as the current tenant is taking the bed with him

A bit about me- My name is Andrew and I work as a dentist Tues-Fri. I like to work out in the evening and during the summer I play cricket. I wind down by playing ps5. I am a very tidy and clean person. I also have a cleaner that comes twice a month to help keep on top of this.

I am looking for someone of similar age who is also a professional. You don't need to have the same hobbies as me, however it would be good if we shared an interest of keeping the flat clean and tidy. Having a similar work schedule would also be ideal so if you do shift work and are coming and going late at night/very early then this won't work.

Council tax is an extra £122.23 per month, cleaning costs are £54.16, gas/elec is currently £58.86, wifi is £14, tv licence is £7.50. Per month that comes to £1,106.75 including rent.

I have been renting this flat for almost 3 years and the rental company are very quick to sort any problems.

There is some free parking on the street, you can also pay for a permit which is £80 a year if you want to be sure of a parking spot.
