A spacious en-suite double bedroom is available in a very large, fully furnished 4-bedroom detached house in Eskbank.

The house is over 145m² and will be shared with two female University of Edinburgh PhD students from North America. One studies at the Royal (Dick) School of Veterinary Studies and the other at New College. Therefore female student preferred.

There are four double bedrooms in total, but only three will be occupied, the fourth bed room can be used as study room, so the house will remain particularly spacious and comfortable. All bedrooms have individual locks for privacy.

The available room is the large main bedroom with its own private en-suite bathroom.

The kitchen is fully equipped with IKEA cabinets, a Haier American-style fridge/freezer, oven, microwave, powerful externally vented extractor fan and wok burner.

A separate utility/storage area contains a heat-pump tumble dryer.

Pets

The current tenants have two dogs, so the new housemate must be comfortable living with dogs. Pets are welcome.

Excellent Transport Links

The house is very conveniently located for Edinburgh and the University.

Bus stops are approximately 2 minutes' walk away, with Lothian Buses 3, 29 and 46 providing convenient connections towards Edinburgh.

Approximate journey times:

Edinburgh city centre: 30–45 minutes by bus, 20 minutes by car
King's Buildings: around 20 minutes by bus
Eskbank railway station: approximately 5 minutes' walk
Eskbank to Edinburgh Waverley: around 20 minutes by train

If required, I may also be able to provide one FREE allocated parking space in Edinburgh close to the University.

Shops & Amenities

A large Tesco Superstore is only a few minutes' walk away and is open until late. McDonald's, Greggs and other shops and services are also nearby.

Parking

There is free private driveway parking for two large cars.

An additional allocated parking space in Edinburgh near the University may also be available free of charge if required.
