Double room on edge of Holyrood Park

Myself and my Border terrier Bracken are advertising for a live-in lodger for the 2nd double bedroom in my new flat in Willowbrae, on the edge of Holyrood Park. I am Irish, work full-time with about 60-70% time at the office, and the rest at home. I am friendly and happy to chat - also a bit of an introvert sometimes so I need some alone time too. I love outdoors, running and hillwalking - and myself and Bracken spend a good bit of time in Holyrood Park and at Portobello.

The flat is 3 bedroom (2 double bedrooms, plus another smaller double which will be kept as a study/guest-room). There is is a big lounge/dining room and also a separate kitchen with a window. We will share the lounge, kitchen, bathroom and study/guest-room. I cook quite a bit but I'll make sure to agree times for you to use the kitchen (and clear space for your food). Happy to share an occasional meal too.

The heating is Electric-only, with a heater in every room. The EPC is D, but the windows are double-glazed, and it's an East-facing flat which will warm up in the mornings. Electricity and other bills are included in monthly rent but I might review things if the bills come in high.

For me it's important that my flatmate is clean and tidy in common areas and also their own room. Also someone who is happy to have the dog in the common areas, and give her a cuddle the odd time!
