My current long-term flatmate is moving for a new job, so I'm looking for a young professional to fill a spare room in this quiet two-bedroom flat in South Gyle, west Edinburgh, ideally for the long term.
The flat is on the first floor of a modern four-storey building on a relatively new estate. The room comes with a double bed, wardrobe and a couple of sets of drawers. You'll have your own en-suite with a toilet and shower. The kitchen and living room are shared, with an oven, microwave, fridge/freezer and washing machine (no tumble dryer, but we've never found this to be a problem).
Parking is not allocated, but we've always been able to find a space. There is also a lockable shed for bicycle storage which is shared with other residents.
It's a really nice place to live if you are looking for somewhere modern, quiet and with good transport links. There are great bus connections into Edinburgh from here, and it's just a short walk to Bankhead tram stop and South Gyle train station.
Rent is currently £575 pcm, but may go up to around £600 as part of the tenancy swap. For a rough estimate of utility bills, these are currently, per-person:
- Electricity / gas: c. £25 pcm
- Council tax (band D): £95 pcm
- Broadband: c. £15 pcm
About me
I'm a 26-year-old professional working for a scientific research organisation on the Heriot-Watt University campus. My main interests are hill-walking and geology, and when the weather's good I usually spend my free time walking in the Highlands. If I'm not up a hill somewhere, I'm usually at home working on a side project or reading. If you're quiet, clean and tidy, then we'd probably get along. If you're interested in the Scottish outdoors then all the better! :)
My current flatmate moves out in September, and there is some scope for flexibility with move-in dates.
The landlord / letting agent require all residents to go through their standard checks, so they will require references and a deposit (1 month's rent).
